Perimeter Mixed-Use Campus Lands Largest Lease of 2025

Space is filling up fast! Halfway through 2025, Perimeter continues to welcome new neighbors after last year’s staggering total (1.3M, but who’s counting?) of square feet leased. With reporting only out for Q1 so far, the Perimeter submarket has already leased 223K square feet of space. New locations have been announced by Mercedes-Benz, TriNet, and Kumho Tires, to name a few interested parties. All this investment can be traced back to two key features: the district’s connections across Metro Atlanta and beyond, and the distinctive design of Perimeter’s mixed-use, modern workspaces. 

Mercedes-Benz doubles its local footprint 

Mercedes-Benz, which has been situated in Sandy Springs since 2018, announced a few weeks ago that their local “1MB” campus would now serve as its North American headquarters. This move will bring up to 500 jobs to the Perimeter market by August 2026.  

Along with the expansion of 1MB, Mercedes-Benz announced a new Research & Development hub, which will move several technical teams to the Sandy Springs area. Perimeter’s strategic location above the 285/400 interchange provides access to talent across all of Metro Atlanta and its thriving tech industry.  

Kumho Tires opens bigger HQ at Perimeter Summit 

May was the month for new business! Brookhaven gained a new, bigger headquarters of KUMHO Tires U.S.A in Perimeter Summit, a mixed-use campus complete with greenspaces, hotels, and its own Savi Provisions. The 14K square foot space boasts access to outdoor workspaces, walking trails, and a daily shuttle running from Dunwoody Station.  

This growth comes soon after breaking ground on the Residences at Perimeter Summit, High Street Residential’s new multifamily project that will open 350 units just a mile from the Medical Center MARTA Station.  

TriNet claims 150K square feet of High Street  

As Governor Kemp announced in March, TriNet is moving 750 jobs to a new operations center in Dunwoody. In May, TriNet chose High Street to house their new offices in Atlanta’s largest office transaction so far of 2025. As Chief Talent Officer Cathy Manginelli said at Envision Perimeter, “This community has a vibe that’s very open and welcoming. It definitely comes from the government and the communities here. When [TriNet] started working with the cities, it felt like a partnership right away.”   

High Street’s lively, mixed-use design will provide an attractive location for 750 new workers. As Manginelli told the City of Dunwoody, “In addition to being close to strong universities and a prosperous small business community, High Street offers a truly unique and exciting opportunity for our business and our people to thrive.” 

Perimeter continues to grow in its most valuable real estate: where there’s easy transit access and walkable, comfortable infrastructure. That appeal goes further than a short walk. The regional access and people-centered destinations are bringing investments from top companies interested in the district’s fresh take on a place to work.
