Atlanta’s Healthcare Trends Point to Perimeter

As the home of the Centers for Disease Control and Prevention headquarters, 22 hospital systems, and countless healthcare offices, it’s no secret that Atlanta runs on the medical industry. Look a little closer, though, and you’ll notice a central cluster in one place: Perimeter. 

A Place with Good Bones 

Atlanta’s first hospital, Emory St. Joseph’s Hospital, originally opened downtown in 1880. But, as Atlanta grew, businesses in Perimeter sprouted up with it. Emory St. Joseph’s relocated to Peachtree Dunwoody Road in 1975 to better serve the growing suburban population. Today, it’s still at the heart of Perimeter, surrounded by more hospitals and medical offices. 

Two of Fulton County’s top five largest employers are healthcare providers in Perimeter: Northside Hospital and Children’s Healthcare of Atlanta, which boast 24,500 employees and 10,027 employees, respectively. 

Investing in Industry Connection 

With so much business in the area, it’s no surprise that Perimeter is investing right back. The Medical Center MARTA station, just steps away from the medical buildings, recently connected to the developing Altmore office park via a new pedestrian bridge.  

Even before this update, the MARTA station attracted commercial growth—according to a CBRE Atlanta report, Atlanta employers are prioritizing spaces within a 10-minute walk of Perimeter’s transit stations. More development is planned for the Altmore area near Medical Center, including a restaurant village, office space, and a multi-use trail.

Who’s Specializing in Perimeter  

Healthcare of all shapes and sizes is holding up the medical industry in Perimeter. Though Sandy Springs’ vacant office space rose between 2019 and 2023, the area’s medical office market hasn’t seen as much vacancy, and several medical offices in the area actually increased in value at the same time.  

Dental and Medical: Practices like Aspen Dental and One Medical signed new leases in Perimeter Marketplace in 2021. In 2022, the next generation of dentists began practicing at a $6.3 million dental hygiene clinic in GSU’s Perimeter College campus.
